The apartment building at 1723 South Michigan Avenue is going vertical in the South Loop. Thanks to the efforts of GC Brandts Build, with assistance from concrete contractor Goebel Forming, work on the future 12-story structure has reached the second level.
Gensler is the design architect behind the project from CMK Companies, which will deliver 149 rental units to the neighborhood. A podium occupying the first two floors will include 89 parking spaces, with retail opportunities occupying the ground-level spaces along the Michigan Avenue sidewalk.
To date, 1723 South Michigan has received construction permits from the City of Chicago permits for:
Piles (no caissons were drilled here) – issued 7/11/2023
Foundation/superstructure – issued 8/18/2023
Full building – issued 9/5/2023
Alteration (removal one full level of parking) – issued 1/2/2024
Tower crane – issued 5/24/2024
Residents of 1723 South Michigan will have a CTA bus stop right outside their door serving Routes 1,3, and 4. There is a Divvy bike rack less than a block south, on the northwest corner of Michigan and 18th. The Cermak/McCormick Place Green Line platform is approximately three blocks to the southwest, at Cermak and State.
