Foundation work is currently in progress at 1723 S Michigan Avenue in the South Loop neighborhood, ranking as the 24th project in our year-end countdown of tallest construction developments. Under development by CMK Companies, the 13-story residential building will provide 149 apartment units and a parking garage with capacity for 98 vehicles.
Replacing a former one-story building that was once home to City Club Gymnastics, the new structure has been designed by Gensler. However, neither drawings nor renderings have yet been released. Despite no confirmed height, the project’s placement in our countdown was extrapolated based on the floor count.
The site is accessible via several bus lines, including Routes 1, 3, and 4, and additional Routes 29 and 62 are also available in the area. For rail service, the CTA Red, Green, and Orange Line trains can be reached within a 20-minute walk. The Metra is accessible via a 10-minute walk east to the 18th St. station.
Brandts Build LLC is leading the construction of the project as the general contractor. The total cost reported from the permits amounts to $40.68 million, and a full completion timeline has not yet been established.

According to skyscrapercenter.com/height-calculator, 13 stories is *roughly* 144 feet in height for anyone who’s wondering. Don’t know if the height is official on this project. All I could find was the story count.
I am in awe the renderings for all these recent south projects are still under wraps…
One wonders if they are too horrible to contemplate, but I’m hoping the design is passable and the developer is just sick of NIMBY whining.
