Demolition complete, foundation work underway, at 707 West Briar Place

Demolition of a greystone multi-unit residence at 707 West Briar Place in Lake View has wrapped, yielding the way to foundation work for a new four-story with basement condominium development. Developed and built by Ronan Construction, the building will hold six condos, topped by a roof deck. There will not be a detached garage, but six outdoor parking spaces will be available to condo owners. Michael Cox & Associates is the architect listed on the new construction permit, issued January 26 of this year.

Plans indicate a four-story masonry build with a total of three units, a rooftop deck, and a detached three-vehicle garage.

The owner is listed as 2219 Clybourn LLC, and plans indicate this project will yield 12 total dwelling units on the second through fifth floors. Each unit will be outfitted with a rear balcony and a metal porch. The first floor will feature two retail spaces and a rear garage. The development will replace a previous structure on the site.

The new structure is set to replace a three-floor frame residential building, for which YIMBY reported demolition permits early last month.
