Construction permits have been issued for a trio of new residential developments located at 3942, 3944, and 3946 S Wells Street in the Fuller Park neighborhood. Each building will stand three stories (not including a basement level) and come with three dwelling units. The lowermost units will be duplexes integrating with the basement levels. The listed owner of the projects is Cedric Whitten, whose current plans will be replacing a vacant grass lot.

Plan Commission Approves Industrial Building In Fuller Park

The Chicago Plan Commission has approved the industrial development at 328 W 40th Place in Fuller Park. Located just north of W Root Street and a few blocks south of Guaranteed Rate Field, the new structure will replace a handful of old industrial structures many of which have fallen into disrepair and partially collapsed. Now developers The Missner Group LLC are working with local firm Ware Malcomb on its design.

Warehouse Proposed for 328 W 40th Place in Fuller Park

A 180,900-square-foot warehouse has been proposed for 328 W 40th Place in Fuller Park, just several blocks south of Guaranteed Rate Field. The project site is being developed by The Missner Group and will replace a currently vacant lot. Designed by Ware Malcomb, the facade will have a colorful facade for an industrial building, with patterns of blue precast concrete wrapping around the rectangular structure. While a tenant has not yet been announced, the interior will be able to accommodate light manufacturing, food packaging, or distribution. As for on-site transportation infrastructure, there will be 35 loading docks and parking for 176 vehicles.

Construction permits have been issued for a single-story car wash facility at 4259 S Wells Street in Fuller Park. The owner is Chicago Title Land Trust, whose new commercial development lies on a plot of land that was re-zoned in 2013 from B3-1 Community Shopping Zoning District to Cl-1 Neighborhood Commercial Zoning District. YIMBY covered a planned two-story mixed-used building last week that also resides on the re-designated area.
