Construction permits have been issued for a trio of new residential developments located at 3942, 3944, and 3946 S Wells Street in the Fuller Park neighborhood. Each building will stand three stories (not including a basement level) and come with three dwelling units. The lowermost units will be duplexes integrating with the basement levels. The listed owner of the projects is Cedric Whitten, whose current plans will be replacing a vacant grass lot.
The architect of record has been listed as Beckley Engineering across all three permits, with each submitting filing indicating Thermasteel-framed construction, rear three-vehicle garages with rooftop decks, six-foot wood and four-foot iron fences, and rear steel stairs.
For public transportation, the nearest bus service is Route 39, which is within a two-minute walk north with stops along W Pershing Road. Red Line CTA service can be found at the Sox-35th station via a 15-minute walk north, while the closest Green Line trains are available at Indiana station via a 17-minute walk east.
The general contractor for the projects is Vision Developers & Associates, with a reported construction cost of $125,780 each. No timeline or anticipated completion dates have yet been posted.
