Construction permits have been issued for a two-story mixed-use building at 4245 S Wells Street in Fuller Park. The filing owner, listed as Chicago Title Land Trust, plans retail space on the ground floor, with one residential unit above. The new structure is set to replace a currently vacant lot, that was re-designated from B3-1 (Community Shopping District) to Cl-1 (Neighborhood Commercial District) in 2013.
Ronald Vari of Vari Architects is the architect of record. No drawings or renderings have yet been released, though multiple masonry contractors likely indicate a masonry exterior.
Nearby bus service includes stops for Routes 24 and 43, located a two-minute walk southeast to Wentworth & 43rd Street. Additional routes include Route 29, a seven-minute walk east, as well as Route 39, a 10-minute walk north. For the CTA L, tenants will find the Red Line’s 47th Ave station via a 13-minute walk south and the Green Line’s 43rd station via a 15-minute walk east.
The 6.7-acre Metcalfe Park is located within a nine-minute walk east, with recreational venues like a playground and a tennis court.
Fix You Up Contracting Inc. is the general contractor behind the $380,000 construction. A full timeline of the new development is not currently known.
