Located directly next to the Kennedy Expressway in the quickly growing neighborhood, the proposal replaces a surface parking lot with a multi-phase two-tower concept. Developer John Buck Company updated their website for the HOK– and JGMA-designed project, which will be managed by local real estate firm Madison Rose which is also in charge of One Chicago.

Mayor Lori Lightfoot has announced the winner of the recent East Garfield Park Request For Qualifications (RFQ). The multi-site proposal is centered around the intersection of W Lake Street and N Kedzie Avenue, with this first phase replacing a 50-year-old vacant lot located at 132 N Kedzie Avenue. The city selected Hub 32 as the winning proposal led by the Michaels Organization, KMW Communities, and TruDelta Real Estate.

A land purchase has been made for the mixed-use development at 655 W Madison Street in West Loop Gate. Located just east of the Kennedy Expressway/I-90 and replacing a surface parking lot, YIMBY last reported on the proposal in August 2022 as new renderings were released. We now know that developer John Buck Company has purchased the lot, closing a multi-year deal which depended on the city approving the HOK– and JGMA-designed plans for the site.

Final Proposals Revealed For DPD East Garfield Park RFQ

The Chicago Department of Planning and Development (DPD) has announced their three finalists for the East Garfield Park RFQ. Although the Request For Qualifications (RFQ) is made up of three sites, this first phase will focus on one site across the street from The Hatchery located at 3209 W Lake Street. Right on the intersection with N Kedzie Avenue, all proposals will defer the two remaining sites onto a future development phase.
