Second Riverline Tower Scores Its Pile Permit As Residential Floors Rise On First Building

The second tower for CMK Companies’ Riverline development received its pile permit on July 14, allowing construction to begin on the 28-story residential building at 910 South Wells Street in the South Loop. Those piles had been waiting in the Chicago Data Portal since February 27. The permit cites a reported cost of $1.25 million, and it’s rather specific, calling for 225 piles that will be driven to an approximate depth of 77 feet. A pending permit for the complete tower shows an application start date of January 14.

Construction progress has risen past the podium on the first Riverline residential tower at 1010 South Wells in the South Loop. Three-story concrete columns stand out at the east and west ends of the podium, ready to support 18 levels of apartments cantilevered along the South Branch of the Chicago River.

Work on the podium levels for 1010 South Wells is ramping up for the 21-story, 388-unit first phase of the Riverline development in the South Loop. General contractor Brandts Build and concrete contractor Goebel Forming are working on the second level of the three-story podium now, which will hold approximately 180 parking stalls and 2,900 square feet of retail space.

As Concrete Begins To Go Vertical, 1010 South Wells Puts Up Its Tower Crane

A month after planting the base in the midst of foundation work, 1010 South Wells now has an erected tower crane on hand ready to do the heavy lifting. The red stub for a Potain MD485B model was set in concrete on February 5 by general contractor Brandts Build and concrete partner Goebel forming, and through last week’s rain and wind, a crew from ALL Crane/Central Contractors Service got the crane completely assembled and operational.

The tower crane base is in the ground at 1010 South Wells Street, the first phase of CMK Companies’ Riverline development in the South Loop. The keen eye of reader Alex (MrSouthLoop on Instagram) spotted a truck delivering the stub Thursday morning, and it was set in place immediately. Around the base, foundation work continues by general contractor Brandts Build and their concrete partner, Goebel Forming.

Excavation is underway at 1010 South Wells Street in the South Loop, as the first tower for the Riverline development comes back to life. Piles were driven on the site last winter, after which the lot went quiet. Now, what appears to be the beginning of foundation work has arrived.

Efforts for the project are being led by CMK Companies, with Gensler serving as the design architect.

The first piles were driven into the ground at 1010 South Wells Street in the South Loop on Thursday, marking the beginning of the Riverline residential development. Eschewing caissons, those piles will provide the foundation for this 21-story, 386-unit building from CMK Properties. 1010 South Wells is the first, and northernmost, parcel to be developed for the multi-structure plan.

New Renderings Provide Look Into Updated Plans For Riverline In The South Loop

Earlier this week we covered when the project received its full building permit, with scanned drawings of its elevations being the only look we have had at the tower which received a major design change from its original renderings nearly a decade ago.
