327 West Armitage Avenue readying two new condos for Spring 2025 delivery

Two condominiums are under construction at 327 West Armitage Avenue in Lincoln Park’s Old Town neighborhood. Located virtually across the street from the Lincoln Park Zoo, exterior work on the building looks nearly complete, with brickwork all around and windows installed on all floors. Developed by Halcyon Development Group, the units are expected to deliver in the spring of 2025, according to property information from Porter Goldberg Residential.

The upcoming skyscraper has been the center of controversy lately with surrounding neighbors even forming a lobbying community group against the project. Further details have been revealed for the residential development at 1421 N Sedgwick Street in Old Town. Located just north of the intersection with W Schiller Street and across the street from the redeveloped Marshall Field Garden Apartments, the proposal would replace a vacant lot. Leading the project is Leo Razko of Razko Development with MC & Associates working on its design.

A planned 12-story hotel at 1528 N Wells Street in Old Town is once again progressing, as indicated by a recent demolition permit issued for the site’s remaining structure. The permit, granted at the beginning of this month, lists National Wrecking Company as the contractor and will involve the removal of a three-story building at 1520 N Wells Street. The replacement hotel, which received its initial foundation permit in 2022, will add 203 rooms along the Wells Street commercial corridor.

Developer Fern Hill showed the new renderings at a community meeting earlier this week, with neighbors voicing their concerns. Local design firm GREC Architects is working on the tower which will replace the existing Walgreens on the corner with W North Avenue.

Tenants Announced For Vacant Treasure Island Building In Old Town

A new tenant has been revealed for the long vacant Treasure Island grocery store building at 1639 N Wells Street in Old Town. Located just north of the intersection with W North Avenue, the large space is part of the larger area redevelopment led by Chicago-based Fern Hill. The building will receive a facelift led by GREC Architects who are working on the tower next door.
