A construction permit has been granted for a new mixed-use development located at 3155 W Fifth Avenue in East Garfield Park. The three-story mixed-use building, developed by Preservation of Affordable Housing Inc, is the first phase of a two-part plan that will replace a formerly vacant lot.
The Community Development Commission has approved the potential land transfer for two gardens on the South and West Sides. Located at 3024 W 5th Avenue in East Garfield Park and 3302 E 92nd Street in South Chicago, both community gardens will replace vacant lots with much needed recreation space for locals. Although unlikely, the approval grants a small grace period in which other proposals for the lots will be considered prior to transferring the sites to land trust NeighborSpace.
The Chicago Department of Planning and Development (DPD) has announced their three finalists for the East Garfield Park RFQ. Although the Request For Qualifications (RFQ) is made up of three sites, this first phase will focus on one site across the street from The Hatchery located at 3209 W Lake Street. Right on the intersection with N Kedzie Avenue, all proposals will defer the two remaining sites onto a future development phase.
A groundbreaking has been held for the affordable housing project at 401 N Monticello Avenue in East Garfield Park. Dubbed the Conservatory Apartments, the structure will be located just north of the train tracks and the namesake Garfield Park Conservatory. It is replacing a vacant surface parking lot once used by the now closed Laura Ward Elementary School directly across the street. The project is being led by the Interfaith Housing Development Corporation (IHDC) and was designed by Michigan-based HED Architecture.
A permit was approved earlier this week for a second new three-story residential building at 2733 W Maypole Avenue in the East Garfield Park neighborhood. This is a sister build to a twin project from the same team which will be located at 2727 W Maypole Avenue. The owner is listed as Darlena W Burnett, and the current plans indicate this project will yield six total dwelling units. The front of the building will be outfitted with balconies. The project will be fenced and feature a seven-vehicle parking pad at the rear. The lot is currently vacant.
