East Garfield Park

A vacant parcel on West Flournoy Street in the East Garfield Park Community Area will soon host three residential units, thanks to a new construction permit issued by the city last month. After spending 91 days in the Chicago Data Portal, 3041 West Flournoy is now permitted for a three-story, three-unit building with three surface parking spaces. A two-story wood porch will be built on the back of the homes, and wood and wrought iron fences will surround the lot.

One of many vacant parcels on the 3000 block of West Polk Street in East Garfield Park Community Area/Lawndale neighborhood has been permitted for residential development. At 3018 West Polk, developer Eisley Homes LLC received a new construction permit on July 24 to erect a three-story, three-unit home. After waiting 100 days in the data portal since its application start date of April 15, the permit came through with a reported cost of $400,000.

A new construction permit issued on July 21 allows for the development of an empty lot at 2711 West Wilcox Street on the eastern edge of East Garfield Park. The property owner, named as Marcus Gray in the permit, is authorized to build a three-story building with a basement level on the site. Boris Cubas is listed as the architect of record, with Campbell Construction & Development LLC handing the general contracting duties.

Six new dwelling units were permitted on June 10 within a pair of two-story buildings at 3405 and 3409 West Monroe Street in the East Garfield Park neighborhood. Both permits show application start dates of April 28, and each came through with a reported cost of $350,000.

A vacant parcel of land that received permission last year for a pair of three-flat residences on West Monroe Street in East Garfield Park will now see a third building erected. Truth Properties LLC got permits for 3155 and 3157 West Monroe Street in September, and on June 8 another was issued, this time for 3151 West Monroe. Its application date is April 3, and it came through 66 days later with a reported cost of $500,000.
