It’s a renovation/alteration permit, but a permit nonetheless has been issued to build a three-story, three-unit residence at 3111 West Polk Street in East Garfield Park. The permit was applied for on April 23 by property owner Oscar Renteria, and was issued on May 28. It comes with a reported construction cost of $300,000.

Angel Sida is named as the architect of record, with ANM Mechanical Services handling general contractor duties. Details for the building include a two-level wood porch at the rear of the structure, with wood fencing around the perimeter. Three surface parking spaces will be located on the alley accesses from South Albany Avenue. The mid-block site between Albany and Kedzie Avenues is one of four adjacent vacant lots, but there are no other pending permits on the 3100 block at this time.

3111 West Polk Street is located two blocks away from CTA Route 52 buses to the west at Kedzie Avenue. A three-block walk south leads to Route 12 buses at Roosevelt Road, and walking three blocks north is the Route 7 bus at Harrison Street. Just north of the Harrison/Kedzie intersection is access to the Kedzie-Homan Blue Line train platform.

  1. I feel like I’ve been seeing an increased amount of activity in East Garfield Park recently, hopefully this may be the start of something

    • I have as well. Developers are starting to realize the potential of EGP. It’s one of the few neighborhoods convenient to CTA and close to the Loop that still has cheap land. A different alderman than the current could be a gamechanger for rapid development.
