Breaking into the ninth place on 2023’s year-end countdown in the mixed-use development at 424 S Wabash Avenue in the South Loop. Located on the corner of E Van Buren Street and S Wasbash Avenue, the project is expected to break ground soon as it received its initial permits earlier this month. The development is being led by DAC Developments with The Sonder Group, partnering with Chicago-based Pappageorge Haymes Partners on its design.

The development was originally proposed in 2021 at a slightly shorter height with one floor less, as well with ten less hotel rooms. After a period of silence, the developer officially purchased the land for the project earlier this year for $7.5 million prior to applying for its since-approved permits.
Now set to rise 27 stories and over 290 feet in height, the tower will serve predominantly as an extended stay Sonder branded hotel. The hotel will boast 280 rooms made up of mostly studios, with a few one-bedrooms and three-bedroom layouts aimed at families and groups. The lower levels will hold a small retail space, 60-vehicle parking garage, and 11,000 square feet of office space most likely for Sonder.

2022’s ninth place was the RIU Plaza hotel in Streeterville. The Prime Group developed tower was designed by Lucien LaGrange Studio. The tower rose 28 stories and 345 feet in height.

The upcoming tower at 424 S Wabash will be clad in a two-tone glass curtain wall with white panel trim along the edges. There will also be over 5,000 square feet of amenity spaces including a gym and co-working space, with access to outdoor terraces as well. The $87 million project is clear to rise and is expected to take 18 months to complete.

Love it. The empty lots on that intersection need to be filled. Hopefully with some aesthetically pleasing structures and maybe a forecourt in front of these buildings to give it a different feel from the usual solid corner/street frontage in that area of the loop.
