Phase 1 Construction Begins on Southbridge Masterplan in the Near South Side

Construction has begun on two residential buildings as part of the larger Southbridge development in the Near South Side near Chinatown. The six-story structures are addressed as 2310 S State Street and 2344 S State Street. The master-planned development will create over 900 affordable housing units to serve the southern side of Chicago, replacing the previous Harold Ickes Homes demolished in 2010. The site has frontage along State Street between W 23rd Street and W 24th Street. The nearest public transportation is the 29 CTA bus line running past the development on State Street with stops at 23rd and 24th Streets. Additionally, the Cermak-McCormick Place CTA station, serviced by the Green Line, is a five-minute walk away.

The development is being designed by a team of architects including Gensler, Antunovich Associates, and Nia Architects. They are working with the developers McCaffrey and The Community Builders, all chosen by the Chicago Housing Authority. In addition to the residential units, the 11.3-acre development will consist of 100,000 square feet of retail space and several community facilities.

The two buildings under construction will each contain a mixture of 103 affordable and market-rate apartments, for a total of 206 units between the two. The top floor will hold the amenity spaces including an exercise room, community dining facility, and outdoor terraces.

Permits for the buildings at 2310 and 2344 S State Street were approved back in late October 2019. Southbridge 4 Master Owner LLC is listed as the owner of the applications, with McShane Powers Joint Venture listed as the general contractor. Anthony Akindele of Nia Architects is listed as the architect of record for the two structures.

New photos show the progress of Phase 1. The southern building, 2344 S State Street, has its elevator and stair cores built to full height, with the first floor metal structure and upper floor decking constructed. The northern edifice, 2310 S state Street, has seen less progress, with two of the three elevator and stair cores complete. Images show the progress of the third core, with a scaffolding rising around it.

According to the Southbridge Development website, Phase 1 completion is anticipated by 2021. The project was originally expected to break ground in the summer of 2019, however recent images show that construction is in its early stages possibly due to a delayed start.
