Details have been revealed for a new residential development at 1333 N Kingsbury Street in Near North Side. The project is located two blocks south of the recently completed Foundry apartments just west of N Halsted Street. Per the recently submitted zoning application, the new tower will replace an existing surface lot used by the office building next door.

The project is being led in part by ZSD Corp and Structured Development, who also built the nearby New City development and Shops at Big Deahl. In order to achieve the density desired, the team is purchasing the air rights of the lot directly south of the site at 1301 N Kingsbury which holds another parking lot.

Although the architect is currently unknown, the project will rise 23 stories and 243 feet in height plus a small crown. The ground level will contain 30 covered parking spaces facing the existing office building for their employees. The remainder of the floor will hold a small lobby, bike parking room, and ramp up to a 238-space garage on floors two through seven.

The floors above will contain 272 residential units most likely made up of studios, one-, and two-bedroom layouts, of which 20 percent will need to be considered affordable. Residents will have access to a standard array of amenities including a rooftop deck. The tower itself will be clad in a glass curtain wall system and perforated metal around the podium.

At the moment no budget or construction schedule is known. However there is demand in the transit rich area with projects like 1549 N Fremont Street and 1565 N Clybourn Avenue.

  1. Rich area equals development

  2. Wait, this is basiclly just south of the Sterling Bay development. Is this in the 32nd? Therefore it’s too tall, will create too much traffic and won’t be built.

  3. On different matter, what is the status of the Tribune East Tower? Has construction started, will it ever be constructed? Thanks in advance.

    • Hi Alan,

Unfortunately we do not have any information on this. Given the current market, I don’t think anytime soon, but once something changes we will write about it.

      Thanks for reading!

  4. I’ve always felt that repaving Kingsbury here as a pedestrian trail and building townhouses on the river right there would be an excellent use of that space.

  5. Let’s go

  6. I was just in that area the other day and was thinking there are some parcels there crying out for redevelopment.

I wonder what effect this will have on that oddly out-of-place and nearly dead suburban strip mall a block north. There’s like, what, one store still operating in that, and it was only built like 10 years ago?

    • Yeah I used to live in that neighborhood and that strip mall is such a waste of space and degrades the area from feeling like a livable neighborhood. Also considering there are other suburban strip mall slots just a few blocks north on North Ave (I’d also like to see these go).

  7. Awesome! Lot’s of good news lately. 2025 already feeling better than 2024.

  8. Definitely a bit too much parking, but excited to see this proposed!

    • Agreed, we really need to update the eTOD ordinance in the city to include a parking maximum or outright ban when in a TOD zone. We all literally pay a financial price (missed additional tax revenue and fewer people incentivized to use the transit system) for too much parking especially in TOD zones.

    • 0.87 parking spaces per unit isn’t bad! Considering that the building is a mix of 1-beds and 2-beds, that’ll probably round out to about ~0.65 spots per person.

  9. How much density did they purchase from the lot to the south? I wonder what it’s development potential is now.
