Renovation Work Begins at 932 W Randolph Street in West Loop

Initial work has commenced for West Loop‘s 932 W Randolph Street, where L3 Capital is planning the renovation of an existing three-story masonry building, as well as a new three-story addition. YIMBY previously reported a zoning approval for the proposal, which included changing the property’s designation from C1-2 to DX-5. Programming will include retail space at ground level, with office space on the two floors above. The Commission on Chicago Landmarks also deemed that the project and its design would not have an adverse affect on the area’s historical context.

OKW Architects is serving as the architect, whose design includes re-skinning the existing building’s exterior. The updated facade will comprise of red brick cladding along the first two floors with glass and metal panels mainly covering the third level. The current third-floor terrace space will be retained, with an enclosing glass railing. As far as the new addition, OKW Architects will extend same design and materiality, thereby maintaining the appearance of a single structure. Its northwest corner will include a slightly taller masonry tower that will enclose the stairs and elevator.

932 W Randolph street lies one address east of 942 W Randolph Street, which includes a restaurant renovation of a former warehouse structure. The larger neighborhood surroundings include an array of modernization efforts of existing masonry buildings, as well as new construction set to extend downtown’s density westward.

Transit within the area includes CTA nearby stops Route 8, located a five-minute walk east to Halsted & Randolph. Additional availability for Route 20 can be found via six-minute walk south to Madison & Morgan. Tenants and shoppers will also find CTA L service for the Green and Pink Lines close by, with Morgan station less than a two-minute walk northwest.

The issued permit for the current work include interior demolition permits only, of which Norcon Inc. is general contractor. No new permits have been issued or filed, and a full project timeline is not currently known.
