Demolition of the commercial building at 424 South Wabash Avenue in The Loop is complete, with the structure razed from the site and the old foundation dug away and smoothed over. That means site prep is the next step toward the upcoming Marriott Tribute Portfolio Hotel long planned for the site.
Heneghan Wrecking received a demolition permit for the building in February, with work getting underway in August. With general contractor ENC Construction & Development alongside, they also tore up the parking slabs from the lot next door and dug out that pesky foundation.

A caisson permit was issued back on November 29, 2023 under a different hotel brand. It called for a 27-story tower with 280 guest rooms, ground-floor retail, and 60 parking spaces. But now it will be a 23-story, 340-room tower under the Marriott name. The latest renderings show a two-story podium for parking, the lobby, and retail/commercial space. Pappageorge Haymes Partners designed the building for co-developers DAC Development and Initium Development.

Two construction permits are pending for the hotel in the Chicago Data Portal. The older of the two, applied for on April 23, will allow for a reduction in building height due to the elimination of parking floors. The newer pending permit will allow for construction of the foundation and superstructure up to the underside of the fourth floor slab. An express permit issued March 24 named ENC Construction as the new general contractor. The full building permit is not yet pending.

Construction is expected to begin in December, with an 18-month duration expected. That points to a projected opening date in early summer 2027.

Question, in the first couple pictures it looks like the basement of the original building connected to a space under the sidewalk? Is that the case and if so, is that from the time they raised the streets and sidewalks? Just curious, thank you.
I don’t have an answer to your question, but I did ask if anyone took a peek under that sidewalk and snapped a photo. I’m told they did not.
How was that doorway dealt with? Did they at least brick it shut?

I believe most of the old Chicago buildings do have spaces under the sidewalk. Many of them had elevators to bring in larger items to the basement/storage rooms. I don’t know if this is still practiced, but I know it was at one time

That little building has/had beautiful Sullivanesque terra Cotta cornices. I hope they carefully salvaged those blocks. It’s sad to see such piece of art and long history goes to landfill.😿

What a thin building! Seems like the developers are going for lots of tiny hotel rooms with absolutely huge windows. Interested in seeing how it turns out

There is an ongoing demand for hotel rooms near McCormick Palce as well as for businesses and family who need a mid priced property in the area.
I’m kind of surprised that this is a George Papageorge project. They were all about postmodernism for a time.
Hopefully a architecture restoration company salvaged the whole upper trim and cornices. Would be such a sad loss of great detailed creativeness gone for good.
This stretch of Wabash definitely needs some development and energy. I hope the property two parcels north of here gets moving again soon on the residential development proposed a few years ago.
410 South Wabash got a new pending permit on July 22. It calls for a unit reduction from 344 units to 322, but hopefully that’s a sign this is still fresh in the developer’s mind.
