An initial rendering and funding have been revealed for the mixed-use development at 2525 N Kedzie Boulevard in Logan Square. Located just south of the neighborhood’s central traffic circle, the project would replace an existing property on the intersection with N Linden Place. The proposal is being led by Bickerdike Redevelopment, who is also working on 5853 N Broadway.
Dubbed the Metropolitan L Apartments, they will rise on what was once the original Logan Square CTA station from 1895 to 1970. The 43,000-square-foot site is still owned by the CTA, with the developer having secured a 99-year lease on it. The project will also replace the current home of famed book store City Lit Books.
Designed by local firm LBBA Architects, who have worked on many similar building types, the project will be considered fully affordable. Initially meant to rise seven stories, the new rendering shows a five-story structure with a sawtooth design on the main front building. This will be attached to a three-story street front meant to pay homage to the original station house.
Inside the ground floor will be 6,000 square feet of retail space meant for City Lit Books once completed. There will also be a three-story rear building, separated by a small plaza from the front. All together they will hold 90 residential units, a drop from the originally proposed 96. These will be made up of one-, two- and three-bedroom layouts.
No further information is known on whether the originally proposed 20 vehicle parking spaces will remain the same. The brick-clad project also received its preliminary approval for nine-percent LIHTC funding, though it will need further approvals. Currently the developer hopes to begin demolition by the end of the year.
