New details have been revealed for the mixed-use development at 2525 N Kedzie Boulevard in Logan Square. Located on the intersection with N Linden Place and just south of the main square, the site currently holds a parking lot and City Lit Books within a one-story commercial space. Currently no renderings have been publicized for the project that’s being developed by Bickerdike Redevelopment.
The site has some historical significance as it used to be the original Logan Square station for the CTA which operated from 1895 to 1970. Because of this the 43,000-square-foot site is actually owned by the CTA, who themselves issued a Request For Proposals (RFP) in 2021. This was narrowed to two finalists; an 80-unit proposal from Evergreen Real Estate Group, and the winning 105-unit project from Bickerdike.
Now after some years of planning, Bickerdike has returned with a two-structure proposal containing a reduced count of 94 affordable apartments according to Block Club. Dubbed the ‘Metropolitan ‘L’ Apartments’, one building would sit along Kedzie with a ground-floor retail space for City Lit Books without raising their rent. The second shorter building would rise on the angled portion along Linden.
A small plaza would separate the two that lead to N Milwaukee Avenue, with the apartments being made up of one-, two-, and three-bedroom layouts. The development would also have limited parking due to its proximity to transit including the current Logan Square station.
At the moment no further details are known and the design is being finalized, however the developer has started applying for funding and secured a 99-year lease on the site.
