Permits Issued for 2709 W Division Street in West Town

Full construction permits have been issued for a five-story mixed-use building located at 2709 W Division Street in West Town. Planned by Brinshore Development and filed under the name Paseo Boricua Arts LLC, the new structure is set to replace four masonry buildings varying between one and four floors.

An article by Block Club Chicago published last November indicated that the building will be named Nancy Y. Franco Maldonado Paseo Boricua Arts Building, after the late wife of Alderman Roberto Maldonado. The alderman has long been a major proponent and active supporter of the arts-oriented development. Last year, Mayor Lori Lightfoot granted an ordinance that would allow for up to $12 million in tax-exempt housing bonds, thereby allowing for the project to proceed.

Programming will involve a theater with retail spaces on the ground level, with 24 affordable residential units above. The permit mentions that eight of the units will be under 600 square feet, while the remaining 12 will be between 600 and 1,200 square feet. Robert Natke of UrbanWorks is the architect of record. A recent rendering depicts an eclectic white facade with arched entryways at the base and wooden accents throughout.

East and westbound bus access for Route 70 is available at Division & Washtenaw, located within paces from the property. Additional north and southbound service for Route 94 is also available at California & Division, a three-minute walk west. As far as CTA L or Metra access, no stations are available in under a 20-minute walk.

Residents will also have near-immediate access to the expansive Humboldt Park, with its eastern edge less than a three-minute walk away.

Drive Construction Inc. is serving as the general contractor, though an anticipated completion date has not yet been indicated.

  3. WOOF. Its sad that this is replacing an street-wall. It would be more palatable (barely) if it were filling an empty lot.
