The Zoning Board of Appeals has approved variations for a residential development at 3015 N Southport Avenue in Lake View. Located along N Southport Avenue, the site is an existing surface parking lot placed adjacent to a public alley. The property is between W Wellington Avenue and W Nelson Street. CA Ventures is the developer behind the project.

Designed by OKW Architects, the new construction will be a five-story residential building. This is the secondary phase of an adjacent reuse project at 3001 N Southport Avenue. The project will hold seven residential dwelling units and 13 parking spaces. Six of the parking spaces will be used for the adjacent property.

An application for a variation to reduce the front setback from the required 6.13 feet to zero, the rear setback from 30 feet to 15.33 feet, the north side setback from four feet to zero was approved. A second application for a variation to increase the building height from the maximum 50 feet to 50.33 feet for the structure was approved.

With the approval of these variances, the project can move forward with permitting and construction. An official timeline for the construction has not been announced.
