Construction Reaches Optima Lakeview’s Sixth Floor at 3460 N Broadway

Structural work has reached the sixth floor at Optima Lakeview, a seven-story mixed-use development located at 3460 N Broadway in Lake View. Developed by Optima Inc, the development will house 14,000 square feet of retail at ground level, with 198 apartment units above. Apartments range in size from one- to three-bedrooms residences, and average at 1,053 square feet.

Apartment amenities span a total of 40,000 square feet, including an expansive rooftop deck and pool, a fitness center, an indoor basketball court, a golf simulator and putting green, a dog park, a children’s center, a demonstration kitchen, and multiple conference rooms.

David Hovey at Optima is the project architect, whose design includes a series of setbacks and recesses enshrouded by a mix of transparent bronze glass and dark brick. A unique interior atrium will also provide additional natural light for residents and a variety of added flora.

Residents will have access to a multitude of transportation options, in part comprised of 94 enclosed parking spaces as well as storage for 208 bikes. Public transit includes adjacent bus service for Route 36 at the corner of Broadway & Cornelia. Other buses within the vicinity include Route 152 to the north, Route 8 to the west, Routes 77, 151, and 156 to the south, and Routes 135 and 136 to the east. The nearest CTA L station is Addison, located an 11-minute walk northwest and serviced by the Red Line.

Residents will also find Wrigley Field via a 12-minute walk northwest, while the lakefront is within a 10-minute walk.

As the all-inclusive developer, designer, and general contractor, Optima is also responsible for the reportedly $60 million construction, set to complete in 2022.

  2. Hope it looks better done, but that is. A. Lot. Of. Brown. Brick.

    • Couldn’t agree more. I enjoy the setbacks and glassy exterior, but man is the brown brick already dated 50 years. Why would they choose such an eyesore of a color?

      But like mentioned above, lets just hope it looks a lot better when completed than these pictures show.
