Full construction permits have been issued for a five-story mixed-use building located at 2139 W Madison Street in Near West Side. Previously, YIMBY had reported on foundation permits issued in October. The owner, filed under 2127 W Madison LLC, has planned two retail spaces at ground level, with 48 units on the floors above. Parking will include 48 on-site spaces.
Mark Sullivan of SGW Architecture & Design is the architect of record. No renderings have yet been published. The structure will likely be masonry given its scale and the existing projects by the firm.
Located a seven-minute walk west of United Center, the property lies within reach of multiple transportation options. East and westbound stops for Route 20 are available within a one-minute walk west of the site. Additional stops for Route 50 are available via a four-minute walk east to Damen & Madison.
Residents wishing to board the CTA L can find nearest Blue Line access via a 12-minute walk southeast to the Illinois Medical District station. The Green and Pink lines’ Ashland station is also available via a 20-minute walk northeast. The site also lies within a 10-minute walk of the Green Line’s upcoming Damen/Lake station, set to open this year.
Outdoor space includes Touhy-Herbert park, a five-minute walk south. Future occupants can find several other parks within a 10-minute walk, including Starr (Ellen Gates) Park, Park 578, Sain Park, and Park 489.
Globalgc Inc. is the general contractor behind the roughly $12.5 million construction. A full completion date is not currently known.
