Zoning has been approved for a four-story mixed-use development at 4301 N Milwaukee Avenue in Portage Park. The project is located at the intersection of N Milwaukee Avenue and W Cullom Avenue, on a corner lot. The nearest public transportation is the 56 CTA bus, accessed at the Milwaukee and Cullom stop, located directly across the street from the site. The Montrose CTA L station, serviced by the Blue Line, is a 15-minute walk from the property. Mega Group is in charge of the development under Finney Building LLC.
The zoning change changes the site zoning from B3-1, Community Shopping District, to B3-2, Community Shopping District, to allow for the new development.
Designed by Warman Olsen Warman, the project will consist of a four-story mixed-use building, rising 49 feet. The development will hold nine dwelling units and approximately 2,300 square feet of ground-floor commercial space. Residential amenities include 14 parking spaces and a roof deck.
Residences will be a mix of two- and three-bedroom units on the upper floors. Each unit will range between 1,400 and 1,600 square feet, and include two bathrooms and a balcony. Tenants will also have access to storage lockers on each floor.
With this zoning approval, the project can move forward with permitting and construction. Construction permits for the building have not been filed. No official timeline has been announced.
