Renderings Revealed for Mixed-Use Development at 61 W Erie Street in River North

Construction is imminent for a new six-story mixed-use development at 61 W Erie Street in River North. Located on a corner lot along W Erie Street and a public alley between N Dearborn Street and N Clark Street, the building will be within a six-minute walk of the Grand CTA L station, service by the Red Line. LG Development Group is the developer behind the project.

Designed by Jonathan Splitt Architects, the mixed-use development will rise six stories. The ground floor will hold retail space along W Erie Street with the 28 live-work apartment units on the remaining floors.

The development was granted three zoning changes by the Zoning Board of Appeals. The first change was an application to reduce the required parking from 28 parking down to just two parking spaces. The application cites the site as a transit-served location. The second application was to reduce the rear setback from 30 feet to zero on the floors that contain dwelling units, giving more square footage to the project. The final amendment aims to reduce the required on-site open space from 1,080 square feet to zero. All three of these changes were granted and will help move construction forward.

LG Development Group originally planned a 12-story condominium development and demolished the existing building in 2016. In 2019, the project was converted to a smaller six-story hotel with 29 vacation rental rooms. The third and latest version will turn those units into residences, with retail occupying the ground floor.

Full building permits for the development have been issued. LG Construction Group is the general contractor for the project. Construction is expected to break ground in the next three months, and is estimated to be completed in the fourth quarter of 2021.
