Douglass Park

A permit issued by the city on the first of this month allows for the construction of a new residential building on a vacant corner lot in Douglass Park. After waiting in the Chicago Data Portal for 48 days, a permit for 1604 South Fairfield Avenue came through with a reported cost of $998,890. The empty parcel occupies the southwest corner of Fairfield Avenue and West 16th Street and could also be considered as 2735 West 16th.

A new construction permit has been issued by the city to erect a three-story, three-unit residence at 1337 South Talman Avenue in the Douglass Park neighborhood. The proposal went before the Chicago Zoning Board Of Appeals in January for a pair of variations. The board approved a variation to reduce the front setback from the required 15 feet to seven feet, while also reducing the lot area per unit from the required 3,000 square feet to 2,925 square feet.

A permit has been issued by the city to begin construction of a three-flat residence at 2711 West 18th Street in Douglass Park. The homes will occupy a lot currently unimproved and used for parking an vehicle storage. It lies on a dead-end block between Washtenaw Avenue to the east and Fairfield Avenue to the west.

Two new construction permits for three-unit residences have been permitted for vacant lots at 1257 and 1261 South Fairfield Avenue in the Douglass Park neighborhood. Both applications were applied for on September 19, 2025, and they came through exactly three months later on December 19 with reported costs of $420,000 apiece.
