Two new construction permits for three-unit residences have been permitted for vacant lots at 1257 and 1261 South Fairfield Avenue in the Douglass Park neighborhood. Both applications were applied for on September 19, 2025, and they came through exactly three months later on December 19 with reported costs of $420,000 apiece.

Remcon Incorporated of Palos Hills, who also just received permits for three-flats in East Garfield Park, is the developer and general contractor here, with Charles Schwartz responsible for designs. The two permits are identical, calling for three-story buildings without basement levels, with each containing three dwelling units. There will be private roof decks with stair enclosures, steel stairways connecting all three levels at the rear, and rear concrete patios. Three on-slab parking spaces will be added off the alley for each building.

Residents of the six new units will be within a one-block walk of CTA bus service via both north-south and east-west routes. The #94 California bus makes stops to the west on California Avenue, and the #12 Roosevelt bus stops to the north along Roosevelt Road. Half a mile east at Western Avenue are stops for the 49 and X49 buses, which can be used to connect with the Western Blue Line train to the north or Metra’s BNSF Western Avenue station to the south.
