First Three Of Four Three-Flats Permitted On West Wilcox Street In East Garfield Park

A Palos Hills developer has received the first three permits to build four three-flat residential buildings in the 2700 block of West Wilcox Street in East Garfield Park. Remcon Incorporated, who will also perform general contracting duties, received the permits on consecutive days last week, with each showing a reported cost of $400,000 apiece.

On Thursday, December 11, the first permit came through for 2733 West Wilcox. It calls for a three-story, three-unit building with no basement. A detached three-car frame garage will be erected at the rear of the lot, accessed from the alley. The residential structure will include rear steel decks on the top two levels and a first-floor concrete patio, all connected by a steel stairway. A roof deck and stair enclosure will be located atop the third floor. No roof deck is mentioned for the garage.

On December 12, two more permits, for 2735 and 2737 West Wilcox, came through the Chicago Data Portal, both with identical specifications as the first. The fourth permit, for 2731 West Wilcox, remains pending. Charles Schwartz is named as the architect of record for the project.

The dozen homes will fill a vacant mid-block lot between California and Washtenaw Avenues. Another developer received a new construction permit for 2739 West Wilcox back in February of this year. As this vacant lot appears to include that parcel, it is possible that 2739 was not started, and is being replaced with the permit for 2737. But if 2739 West Wilcox is indeed underway, that would make five new residential buildings for this empty space.

Residents of 2731-2737 West Wilcox Street will live half a block from north-south CTA bus service via Route 94 on South California Avenue. For east-west travel, Route 20 runs two blocks north on West Madison Street, and the 126 is two blocks south at West Jackson Boulevard. For rail travel, the California Green Line platform is just under half a mile north, and the Western Blue Line station is three-quarters of a mile southeast at the Eisenhower Expressway.

  1. It’s exciting to see the increasing rate of development in Garfield Park. I’ve always thought the neighborhood was really good from a geographical sense, not far from downtown served by multiple el lines and holding one of Chicago’s most beautiful parks. It seems like the neighborhood has a brighter future ahead.
