The homes will occupy a lot currently unimproved and used for parking an vehicle storage. It lies on a dead-end block between Washtenaw Avenue to the east and Fairfield Avenue to the west.

Arman Development LLC is named in the permit as the developer. Their application is dated December 10, 2025 and it came through on February 5 with a reported cost of $400,000. The two-story building will have a basement level. Front stairs will lead to the first floor and a rear stairway will connect porches on both above-ground levels. Three parking spaces will be available on a concrete slab at the back of the lot accessed from the alley, which, unlike 18th Street, is not a dead end. Peter Sterniuk is listed as the architect of record, with Keos Realty LLC of Parkland, FL named as the general contractor.

Residents of 2711 West 18th will live within a two-block walk of the #94 CTA bus west at California Avenue, the eastern boundary of the Chicago Park District’s 162-acre Douglass Park. Route 18 and 157 buses are available three blocks north at Ogden Avenue. The California Pink Line elevated platform is less than three blocks south near 21st Street.
