Site Prep Gets Started For Residential Tower At 410 North Elizabeth In Fulton Market

Just shy of a year after caissons were permitted, and a little more than three months after its tower crane was permitted for the second time, site preparation is underway for 410 North Elizabeth. Some time over the past week or so, new construction fencing has been set up around the perimeter of the lot, and what had been a considerable amount of vegetation has been cleared. The site is now a well-manicured mixture of rock and dirt, ready for caissons to begin.

Funding Secured For Residential Tower In Fulton Market

Initial funding has been secured for an upcoming mixed-use development at 400 North Elizabeth Street in Fulton Market. In the works for a few years, the two-tower project will fill a wedge-shaped lot bounded by West Kinzie Street and North Ogden Avenue. Efforts for the development have been led by Mark Goodman & Associates and Weldon Development Group.

For the second time in a 14-month span, a tower crane has been permitted to construct the first residential tower of the two proposed at 410 North Elizabeth in the Fulton Market District. Weldon Development Group has approval for 33-story and 31-story structures here, and they received a tower crane permit in December 2024 and a caisson permit in June 2025 to get started on the taller building, but work has yet to kick off.

More than six months after the city issued its tower crane permit, 410 North Elizabeth now has a permission to begin drilling caissons. The first of two residential tower planned by Weldon Development Group for the Fulton Market site, this one will rise 33 stories and contain 384 dwelling units. The permit was issued on June 26.

A tower crane permit has been issued for the first phase of the mixed-use development at 400 N Elizabeth Street in Fulton Market. Sandwiched between N Ogden Avenue and W Kinzie Street, the permit comes quickly as the project was approved this summer after pivoting from a single life-sciences building to two residential towers.

Atlas Industries has most of the demolition work done at 400 North Elizabeth Street in the Fulton Market District, with little else left to do but clear rubble from the site. Two buildings on this property have now been torn down, with 400 North Elizabeth receiving a demo permit on June 6 of this year, and 401 West Ogden getting its walking papers on June 24. Coming soon will be a 33-story residential tower from Weldon Development Group and Mark Goodman & Associates, followed shortly thereafter by a 31-story building.

Just three weeks after the Chicago Plan Commission approved construction for 400 North Elizabeth, it has received a demolition permit. The Plan Commission meeting was held May 16; the demo permit was issued June 6. That means activity is imminent on the two-story, 724-unit apartment development in the Fulton Market District of the West Loop.
