The construction site at Elizabeth and Kinzie Streets is filling up with caisson equipment, as Keller and Clark Construction get started on the 33-story residential tower at 410 North Elizabeth. One drilling rig stands at the ready, with augers, drill bits, iron tubing and more arriving waiting on site. Another truckload  arrived during our site visit on Tuesday.

A pair of structures were demolished in summer 2024 to clear the site for redevelopment, but it went quiet until early this month, when site prep brought the lot back to life. The caisson permit, which was issued on June 26 of last year, will now see action about 365 days later. Earlier this week, the foundation/superstructure permit, which had been pending since May 2024. came through on Monday the 22nd. And while there will be just one tower crane on the job, its permit was issued for the second time on February 19.

A full building permit has been pending in the Chicago Data Portal since March 5. Once that’s issued, Tree Street Group, recently rebranded from Weldon Development Group, will have the official authorization to add nearly 400 news units to the west end of the Fulton Market District. The design architect is Archeo Design Studio, with Adjustable Concrete on the construction team as the concrete contractor.

Tree Street Group’s website does not project an opening date, but a tower of this scale is likely to have at least an 18-24-month construction duration. it is also unclear when to expect work on the west tower to begin.
