Caissons are done and the tower crane has been planted for the first of two residential towers at 410 North Elizabeth in the Fulton Market District. The stub has been in the ground since at least last Friday, when we spotted it from a passing Metra train. General contractor Clark Construction and the concrete crew from Adjustable Concrete are working at grade on the site, which is bound by two sets of Metra tracks to the north and south, North Elizabeth Street to the east, and North Ogden Avenue to the west.

Of course, we all love tower cranes, and 410 North Elizabeth marks the first one in Chicago’s skies for Tree Street Group, which recently rebranded from Weldon Development Group. But it’s their second permit for a tower crane here; one was originally issued in December 2024 before it disappeared entirely from the Chicago Data Portal. The crane on site now was permitted anew on February 19 of this year.

The west tower is planned to rise 31 stories and contain 341 apartments, with the two towers providing a total of 724 units, 145 of them designated as affordable residences. A shared podium will have 300 parking spaces with retail availabilities at ground level. There will also be one bicycle storage space per unit. The towers will utilize a geothermal energy system which Tree Street Group describes this way:
The Tree Street Group’s commitment to sustainability and responsible design is integral in the development of 410 North Elizabeth. The development is pursuing a geothermal energy system that will provide 80% of the buildings’ heating and cooling needs. The system will have approximately 120 closed loop geothermal bores that will connect to building’s heating and cooling system heat pumps. The heat pumps will use the geothermal heat exchanger to move heat to and from the building throughout the year to the earth below.

There has been no official announcement as yet for delivering the new units, but an 18-24 month timeline seems apt for a building of this magnitude.
