Renderings have been revealed for an expected mixed-use development at 4137 S Cottage Grove Avenue in Bronzeville. Fronting S Cottage Grove Avenue, the project site spans from E Bowen Avenue to E 42nd Street. DOM Properties Investment is the developer behind the project.
Designed by Pro-Plan Architects, the new construction will be a four-story mixed-use building. The development will meet the street with ground-floor retail space, with parking located in the rear of the ground level and 48 residential units on the upper three floors. The unit mix consists of one- and two-bedroom rental dwellings.
The design of the facade will utilize a brick and fiber cement panel facade with balconies hanging off the rear elevation. Totaling 6,000 square feet, the commercial space can be used by a single tenant or divided into multiple spaces. Parking will total 50 spaces, with 27 located inside on the ground floor, and the remaining 23 spaces located outside behind the structure. Bicycle parking will also be provided.
The 4 CTA bus route, accessed at the Cottage Grove and 42nd stop is located at the southern corner of the property. The 43 CTA bus route, accessible from the 43rd and Cottage Grove stop, is a three-minute walk away. The 39 CTA bus route, accessed from the Pershing and Cottage Grove stop, can be reached within a seven-minute walk. The Indiana CTA L station, serviced by the Green Line, is accessible via a 20-minute walk.
The as-of-right development does not require any approval from the city and has already received permits. D.O.M. Properties is also serving as the general contractor and masonry contractor for the $5.5 million construction. A completion timeline and anticipated opening date have not been announced.
