Demolition permits have been issued for a two-story masonry building situated at 4437 W Adams Street in West Garfield Park.
Mortgage Solutions is the listed owner of the parcel, which is currently zoned for RT-4. While it is unclear if the owner will seek a zoning amendment, RT-4 can accommodate two-flats, townhouses, low-density apartment buildings, and single family homes. RT-4 may also allow for a floor area ratio (FAR) of 1.2, whereby any new development’s square footage may be 20 percent larger than the lot itself. The RT-4 zoning designation also permits a maximum height of 38 feet for residential projects.
Bus service is available for Route 126 via a three-minute walk southwest to Jackson & Kilbourn. Other nearby bus lines include Route 20 to the north and Route 7 to the south. Closest CTA L trains for the Blue Line are available via a 17-minute walk southwest to Cicero station. The Green Line is also within walking distance, at the other Cicero station located a 20-minute walk northwest.
Mercury Construction & Demolition is the wrecking contractor for the former multi-unit residence. No other permits have been filed or issued, and a completion date for any future development is not yet known.
