Three demolition permits issued for West Lake Street in the Fulton Market District signal the beginnings of a new residential tower from developer CedarSt Companies. 1332 and 1338 West Lake, which comprised the Hindman Auction complex, were cleared for razing over a four-day period earlier in November.

CedarSt purchased the properties back in May of this year. They received the blessing of the Committee on Design in January 2023 for a proposed residential tower, designed by Solomon Cordwell Buenz, that would deliver 271 residential units in a 28-story tower.

Slated for demolition on November 7 were 1338 West Lake Street, which was the auction house’s main building on the corner of Lake and Ada Streets, and 1332 West Lake, a conjoined three-story masonry building to the east. The occupied single-story brick building east of that one, 1328 West Lake, is not part of this parcel and will remain. On November 10, the single-story portion of 1338 West Lake that extends north on Ada Street was permitted separately for removal. Taylor Excavating has been hired to perform demolition work.

Also on this block, the Peoria Packing butcher shop at 1300 West Lake has now closed, with facilities moving to a new location at 4521 West Roosevelt Road in North Lawndale. The Chicago Plan Commission in June 2023 approved a 46-story, 593-unit apartment tower for the site. With the butcher shop having now vacated the premises, perhaps we are about to see movement on that project.

North of that building, on this same city block, Sulo Development is preparing a three-tower condominium development that will begin with its first tower at Fulton and Elizabeth Streets. This could be an extremely busy block soon.

  1. Would love to see ground breaking and timelines for all the projects. So often is the story for an approved project that doesn’t get off the ground it is nice to see movement on these.

    • The closest thing to an established timeline is 1325 Fulton, which hopes to complete the first tower in 2028. They’re setting up sales and will break ground once they’ve sold enough units that they can get started. As for the others, as soon as we have news, we’ll post about them.

  2. Nice to see more residential development, but I sure do miss Peoria Packing. The carnivore in me loved shopping in that mega meat locker of a store.
