Exterior Completion Approaching For 1604 North Francisco Avenue In Humboldt Park

Exterior work is nearing completion on a residential building at 1604 North Francisco Avenue in the Humboldt Park neighborhood. Arlo MD Development LLC of Elmhurst, IL is erecting a five-story, 12-unit building on the site, and aside from some finishing work on the inset balconies, the residential levels appear to be done.

The new construction replaces a long-vacant lot on the northwest corner of West North Avenue and North Francisco. At ground level, work continues on the nine-space parking garage. Space at the front of the building still needs to be enclosed in glass and finished, likely for the entry lobby and mailroom, as there is to be no retail space, according to construction permit.

The first permit to begin construction was issued in December 2023, but work didn’t get underway until January 2025. In the interim, Panoptic Group was named to replace the original general contractor. Hanna Architects is the building’s designer. The units feature large windows facing south across North Avenue into Humboldt Park, while the balconies face east.

Residents of 1604 North Francisco will find CTA service right outside their door, via Route 72 buses that stop at Francisco and North Avenues. The north-south 94 California bus has stops two blocks to the east at North and California. The nearest elevated train is the California Blue Line platform just under a mile north; the 94 bus can be used as a connection. The Damen Blue Line platform is farther away, about 1.2 miles to the east, but is more convenient for traveling south toward downtown if the 72 North bus is used as a connection.
