Revised Plans Approved For The Redevelopment Of 2222 S Michigan Avenue In Motor Row

Updated plans have been approved for the mixed-use redevelopment of 2222 S Michigan Avenue within Motor Row District. Sitting near the intersection with E Cermak Road, we last covered the project mid-2023 when it was set to become co-living units. Now, plans have pivoted with the same development team led by Hudson Michigan Avenue LLC. No new renderings or plans have been revealed, the images in this article are from its previous iteration.

The existing three-story building boasts a Spanish Revival style exterior and was the former home of Detroit-based automaker Hudson. Local architecture firm FitzGerald will be leading the design efforts which will commence with the restoration of its historical facade, a one-story addition, and a new rooftop deck.

The previous plans called for 18 hotel rooms and 38 co-living units along with an event space and bar which were previously approved. The new plans call for 154 hotel rooms along with an event/restaurant space, and previously planned rooftop deck and pool. As per the hotel operator, that is currently unknown.

The approval last week came from the Committee on Zoning, with the project now needing its final approval from the City Council. It will also still receive the previously approved $10 million in TIF towards its construction cost. While a construction timeline is unknown, permits are already in the works.

  1. Great news for those who exhibit at McCormick Place. I’ve been surprised this area, with all the beautiful old factory buildings, hasn’t already been developed.

    One of my favorite Southside buildings – crazy how many stalled “visions” this place has had the last decade+. I hope something finally takes shape. This entire stretch along Michigan Ave is plum full of vintage building stock ready for redevelopment. It should have been the Southside’s version of the West Loop by now, but the Southside stigma is real folks. If developers are able to restore/save the historic facades of these buildings – then build new, higher and more dense buildings to fill some of the gaps, this neighborhood could be one of the more desirable in the city IMO.

  3. How many of these planned rehabs in Motor Row do we keep having to look at before somebody actually does something?
