The apartment building at 3202 North Racine Avenue continues to progress toward exterior completion in Lake View. Most of the windows have now been installed, with sliding glass doors still to come as work on the suspended balconies continues. The five-story elevator building will include 27 rental units.

Exemplary Builders is the developer and general contractor here, working with plans designed by Vari Architects. The ground floor will feature roughly 4,000 square feet of retail space along Belmont Avenue, and a garage with 24 parking spaces accessed from the alley connected to Racine Avenue to the east and a secondary alley that shoots north off Melrose Street. A storage area for 17 bicycles is also part of the first-floor plan.

The construction permit was issued on August 23 of last year. A separate permit to install the passenger elevator was issued on March 13 of this year. Construction costs were estimated at $3.5 million at the time the permit was granted.

Residents of 3202 North Racine will find CTA service via the Route 77 Belmont right outside their door. For north-south travel, Routes 9 and X9 buses run about half a mile to the west at Ashland Avenue. The Belmont Red/Brown/Purple Line platform is about four blocks to the east; the 77 bus can be used as a connection.

  1. A nearly 1:1 parking ratio this close to a major L stop is not ideal. Still better than a gas station, I guess.

    • Perhaps that’s because the ‘L sucks. Chicago’s transit system sucks, so most people just aren’t going to give up a car simply because an L stop is nearby. Sure, if your only destination is downtown, you might be fine. But if you plan to go anywhere else, most people are gonna drive, like it or not

      • Yeah but the bus system here is pretty awesome. I know there are some issues ofc but I vastly prefer it to the bus system in NYC and take the bus all the time. It’s warm, comfortable, and safe.

      • While I certainly agree the CTA has a lot of room for improvement, the idea that “most people are gonna drive” in this location is just wrong. 40% of households in Lake View do not own a car.

        • Well, technically, if 60% own a car then most people are driving. Sheesh, that’s a lot of cars for a transit rich area like Lakeivew with so much walkability and proximity to downtown. I’m surprised by that!

      • We a top 3 train system. Yes we have issues but to say it sucks must mean you either don’t actually take the L or just hate it in general. I’ll take the Bus or L any day.

        This should have been a .3 ratio instead.
