The City of Chicago has issued a new construction permit for a residential project at 3019 West Lyndale Street in Logan Square. The new homes replace a three-story multi-unit residence at 3017 West Lyndale that was permitted for demolition in November. As of the first week of January, demo fencing had been set up around the house’s perimeter, but razing had yet to begin.
Real estate records show the property sold in October for $665,000; the house was built in 1891. Tir Conaill Concrete is listed as the demolition contractor, at an estimated cost of $25.000.
VM SRG Development purchased the site, and is named in the permit as the developer. The application was filed on November 20 and issued on January 9. 360 Design Studio has created a three-story, three-unit building for them with a rooftop deck and rear stairway. A detached three-car garage off the alley will replace the one being demolished, and it too will have a roof deck. V & M Development is listed as the general contractor. The permit shows an estimated construction cost of $9.22 million, but that seems far too high, perhaps due to a misplaced decimal point.
3019 West Lyndale Street is located one block north of Palmer Square Park and its playgrounds and meandering running path. Public transit options include the CTA’s Route 74 bus, about three blocks north at Fullerton. A four-block walk east leads to stops for Route 56 and 94 buses, as well as the California Blue Line elevated platform. There is a Divvy bike rack at the west end of the park, at Kedzie Boulevard and Palmer Court.

$9.2 million is a fancy AF 3 flat
It’s not my money but I don’t know why they couldn’t have built more density for the money the put in. 3 flats? Who is supposed to be able to afford this development?
It’s an assumption, but I’m fairly confident that the $9.2 million figure is wrong. I’m guessing a decimal point issue; $920,000 seems much more plausible for a three-unit building here.
