Foundation construction is underway for a new residential development at 5114 South Kenwood Avenue in Hyde Park. Known as 5114 Kenwood, it is a four-story with basement condominium project from developer ZSD Corp. They’re building 10 units at the site, located just south of the intersection of Kenwood Avenue and Hyde Park Boulevard. ZSD is also performing their own general contractor duties on the building.
The City of Chicago issued a new construction permit for 5114 Kenwood on May 22 of this year. Studio Dwell is the architect of the elevator building, which replaces a surface parking lot. They’ve included large front balconies in the design, as well as terraces for the second-floor units at the west-facing back of the building. with additional outdoor space on the rooftop. There are also rooftop decks for the uppermost condos.

A secured carport at the rear of the property will offer one parking space for each of the 10 units. As of the beginning of November, six of the condos are still available for sale. ZSD plans to have the condominiums move-in ready in spring 2025.
Residents of 5114 Kenwood will find bus service for CTA Routes 2, 15, and 72 within a one-block walk. Four blocks east at Lake Park Avenue is the 51st Street/53rd Street Metra Electric train station, as well as additional bus Routes 6 and 28.
