The Chicago City Council has approved the affordable housing development at 2136 S Ashland Avenue in the Lower West Side. Sitting north of the intersection with W Cermak Road across the street from Benito Juarez High School, the proposal will replace a long-time vacant lot. ‘Casa Yucatan’ is being developed by The Resurrection Project with local architecture firm DesignBridge providing the design.
Rising nine stories and 90 feet in height, the T-shaped structure will appear as two separate forms with slightly different facades and setbacks. Most of the building will be clad in precast concrete panels with different textures, sizes, and multiple colors, with glass storefronts on part of the first floor. The grounds will feature a front and back gardens leading to the main entrance, these are connected to a 20-vehicle parking lot on the side of the lot.
The first floor will hold a new training center for The Resurrection Project with its own entrance, sharing a large multi-use room with the residents as well. The rest of the building will contain 98-residential units made-up of 38 one-bedrooms, 34 two-bedrooms, and 26 three-bedroom layouts All of the apartments will be considered affordable and available for those making 15, 30, and 70 percent of the Area Median Income (AMI).
Future residents will have direct access to CTA bus service for Routes 9 and 21, with Route 18 and the CTA Pink Line at 18th station are within a 10-minute walk. Now approved as a Planned Development designation, the $60 million project has received all of its necessary approvals including the Plan Commission and can proceed with pulling construction permits. However no groundbreaking date has been announced.
