The Chicago City Council has approved a mixed-use development located at 3244 N Lincoln Avenue in Lake View. Located on an irregularly shaped lot, the V-shaped property fronts N Lincoln Avenue and W Melrose Avenue. Tempus Properties is the developer behind the project.
Designed by Lazlo Simovic Architects, the new construction will consist of a four-story mixed-use building. Rising 46 feet, it will hold retail space on the ground floor with seven residential units on the upper floors. All of the apartments will be two-bedroom rentals, with monthly rents ranging from $2,000 to $2,250. Zero parking spaces will be provided but there will be seven bike parking spaces.
The nearest CTA bus access for Routes 9 and X9 is accessible at the Ashland and Belmont/Lincoln stop, a two-minute walk. The Paulina CTA L station, service by the Brown Line, is a five-minute walk from the site.
The developers sought to rezone the site from B1-3, Neighborhood Shopping District, to B2-3, Neighborhood Shopping District, to allow for the scope of the project. The zoning committee approved the plan recently in July, with the full Chicago City Council signing off on it just days later. Construction is expected to begin this month, with an expected completion time frame of July or August 2022.
