Permits have been issued for a nine-story mixed-use building at 751 N Hudson Avenue in River North. Planned by LG Development Group, the new construction which will yield ground-level retail space and 134 units on the above floors. Residents will have access to a fitness center, a second-floor pool deck with cabanas, fire pits, and an outdoor kitchen, as well as a top-floor amenity deck with unobstructed skyline views. Other features include a dog run, bike rooms, tenant storage, conference rooms, and co-working space with breakout rooms.

The newly issued permit represents the first phase of a two-building masterplan known as HUGO. At 234,760 square feet, the combined project will provide a total of 18,867 square feet of retail and 227 apartments. The second building will be adjacently east at 411 W Chicago Avenue. Permits for this remaining component have been filed but not yet issued.

NORR Architects is the listed architect of record. Available renderings display a primarily gray palette, with brick cladding at the retail level and metal paneling on the above floors. The second building will be have a similar design, with the exception of fewer balconies and a more widespread use of brick.

The property is directly adjacent to the intersection of Chicago & Hudson, with bus stops for Route 66. Additional bus service is available for Route 37, located a four-minute walk east. Those looking to board CTA L trains for the Brown and Purple Lines will find Chicago station one block further east.

Residents will have access to various green spaces in the area, such as Durso Park and Seward Park to the north and Ward Park to the southwest. In nearly all directions, residents will enjoy an array of retail and dining options.

LG Construction will be in charge of the construction for the $32 million undertaking. An anticipated completion date is not yet known.

  1. Not bad.. I’m a little surprised they aren’t going for a tower/something taller.

Looks like ‘One Chicago’ will be the only ambitious project we see along Chicago Ave. The remaining underutilized lots on the south side of the corridor have low-rise developments planned as well. This could have transformed into a major east/west canyon but far too many lots lack intensity. River North’s infill has been quite uninspired and particularly underwhelming in scale.
