Updated Renderings Revealed for Mixed-Use Development at 1201 W Fulton Market in West Loop

Revised renderings have been revealed for a proposed mixed-use development located at 1201 W Fulton Market in West Loop. Located at the intersection of N Racine Avenue and W Fulton Market, the corner lot is currently occupied by an existing one-story building. Fulton Street Companies and Harrison Street Real Estate Capital are the developers behind the proposal.

Designed by Morris Adjmi Architects, the new construction will produce a 34-story mixed-use tower. Rising 414 feet, the project has increased in height from an original 381 feet and added two floors up from the original 32. A count of 433 dwelling units and 13,100 square feet of retail space will be produced from the entire development. The unit mix will include studios, and one-, two-, and three-bedroom dwellings. Additionally 84 parking spaces will be located underground.

The design features a two part massing that includes a shorter portion along W Fulton Market, with the taller tower portion rising at the back of the site along N Racine Avenue. The lower massing uses a brick and glass facade while the tower portion features a glass facade with diagonal cross-bracing. Balconies added along the eastern elevation are the impetus behind the bump in height for the tower massing. A revised exterior design introduced a more prevalent three-dimensional cross-bracing on the taller portion, while the fenestration pattern was altered on the low-rise base of the building to better match the historic buildings in the nearby Fulton Market Historic District.

Retail space will be positioned on the ground floor with the lobby accessed from either the entry plaza or W Fulton Street. Designed by Site Design Group, two visions for the design of the streetscape and plaza were revealed. Community programming, sculptures, and lush plantings, and other elements are being considered. An amenity level on the sixth floor will provide tenants with a pool deck and 7,500 square feet of outdoor space in addition to indoor amenity spaces.

The development will be one of the first residential developments north of W Lake Street after the update to the Fulton Market Innovation District plan allowed for residential uses north of W Lake Street. 20% of the residential units will be required to be affordable. Totaling 86 dwellings, 43 will be provided on-site, with the remaining 43 being located off-site.

According to a new zoning application, the developers are seeking to rezone the site from M2-3, Light Industry District, to a DX-7, Downtown Mixed-Use District, with a final designation as a Planned Development. The developers will pay approximately $4 million into the Neighborhood Opportunity Fund for a floor area ratio bonus.

The Morgan CTA L station, serviced by the Green and Pink Lines, is a six-minute walk from the site. The 20 CTA bus route, accessible from the Madison and Racine stop, can be reached within an eight-minute walk from the site.

The project will undergo community review and require approval from the local alderman before moving through the city review process. The development will need approvals from the Chicago Plan Commission, zoning approval, and a final approval by Chicago City Council. Construction is expected for the fall of 2022, with completion in late 2023 or early 2024.

  1. Chicago needs more Adjmi, hopefully this is only the beginning.

    • This is his 4th project in Fulton Market. 900 W. Randolph, Landmark and 917 W. Fulton are the other three.

  2. Love this… Better than the original which wasn’t bad to begin with.

  3. Love it!!! Keep more developments like this going.

    I personally love the addition of more sculptures and lush planting (I mean, who doesn’t). Height increase is a plus and the walkway running through is wonderful.

  4. They should have left the low-rise portion and base of the tower alone. Now they are fully Fultonized with the faux-warehouse aesthetic that makes them look like podiums. How many fake warehouses can one neighborhood withstand? This has become the equivalent to the blue-glass-box that has dominated the city the last cycle.
