Construction permits have been issued for a five-story mixed-use building planned for 3637 N Central Avenue in Portage Park. Filed under the owner Innovative Markets Inc, the project will include ground-floor retail and storage space on the four floors above. The new development will replace a currently vacant grass plot, and will ultimately stand just over 57 feet in height. According to planning documents, the developer was granted approval last summer to extend the storage space into a portion of the originally designated retail space.

As far as bus transit, those wishing to access the north and southbound Route 85 can find stops at the adjacent Central & Waveland intersection. Additional nearby service can be found via a two-minute walk south to the intersection of Addison & Central, with east and westbound stops for Route 152. Lastly, service for Route 80 is available via an eight-minute walk north to Irving Park & Central. No CTA L or Metra stations are available within walking distance.
A.L.L. Masonry Construction Co. is the general contractor for the $1,500,000 construction. A construction timeline is not currently known.
