Four separate construction permits have been issued for four adjacent residential buildings, located at 1437-43 N California Avenue near the northwest corner of West Town. Developed by 1437 North California LLC, each of the two-story buildings will include two units, a basement, a rooftop deck and enclosure, a rear wooden porch, and a detached three-car garage. All four residences will replace a currently vacant grass lot.

Victor Drapszo of Red Architects is listed as the architect of record. While no drawings or renderings have yet been published, multiple masonry contractors listed in each permit likely indicate a brick facade.

Nearest bus transit includes north and southbound stops for Route 94, steps north of the property at California & Le Moyne. Additional nearby service comprises of east and westbound stops for Route 72, available via a three-minute walk north to North Ave & California. Those looking to board CTA L Blue Line trains will find closest service at Western station via a 22-minute walk northeast.

Nearby outdoor space lies directly across California Street at Humboldt Park, a 207-acre space with various fields, trails, gardens, and playgrounds.

GB Construction LLC is the general contractor for the four buildings, which combined have a reported cost of $1.9 million. An anticipated completion date has not yet been announced.

  1. Only two stories? Why such little density?

  2. Almost every building surrounding HP is 2-3 stories. There are very few 6 story buildings, and none taller than that that I’m aware of. 6 looks garish already, anything taller would be out of place. This isn’t river north.
