Demolition permits have been issued for a single-story masonry commercial garage located at 3600 W Cortland Street in Logan Square. Lukasz Koziol is the filing owner, whose plans for the site have not yet been disclosed. However, the property is currently zoned for B3-1, which allows for shopping centers, large stores, and retail storefronts, as well as apartments above the ground floor. B3-1 also permits a floor area ratio of 1.2, whereby any new building may have up to 1.2 times the square footage of that of the lot itself. Additionally, the maximum building height under this designation is 38 feet.

Closest bus access includes stops for Route 73 via a three-minute walk north to Armitage & Central Park. Other buses within a 10-minute walk can be found to the east for Route 82 and to the south for Route 72. Nearby rail access can be found for the Metra’s Healy stop, a 24-minute walk northwest. The closest CTA L access can be found at the Blue Line’s California station, a 30-minute walk northeast.

Several outdoor spaces can be found in the vicinity as well, including Monticello Playlot Park and the western entry point for the elevated 606 (Bloomingdale) recreational trail.

DS Construction is the wrecking contractor for the pair of structures. No timeline for any replacement development has yet been revealed.
