Demolition permits have been issued for 2424 W Grand Avenue, a single-story masonry commercial garage, located on an irregular-shaped parcel near the southwest corner of West Town.

Comet Development is the filing owner, who plans a new four-story building with 28 residential units, ground floor retail, and 12 outdoor parking spaces. The development was purchased for $2.55 million in 2018, according to a listing by Redfin. In that same year, an ordinance was passed by the Committee on Zoning, Landmarks, and Building Standards to allow for the conversion of the parcel from a designation of C1-3 to C1-2 Neighborhood Commercial District.

Nearest bus transit includes stops for Routes 49, X49, and 65 at the adjacent intersection of Grand & Western. The closest CTA L transit meanwhile can be found at the Green Line at California station via a 19-minute walk southwest. Additional Green Line access will be available a 19-minute walk southeast to the future Damen & Lake station, expected to wrap up in 2023.

Park space lies within close reach, with Smith Park less than a four-minute walk northwest.

Precision Excavation is responsible for the structure’s demolition. While plans for the replacement development have been filed, no other permits have been issued. An anticipated completion date is not yet known.

  1. It should also be noted that the Western Ave. METRA stop is two block south of this parcel

  2. There were permits submitted here last year to build a new 4 story, 28 unit building with ground floor retail and 12 outdoor parking spaces.

    Not sure why they haven’t been issued yet, but you should know…

    • By the way, 7.5 years ago, the plans were to build a 78 unit building there and another 24 units on the Western parcel.
