Redevelopment Continues at 932 W Randolph Street in West Loop

Interior demolition and cladding removal is nearly complete for 932 W Randolph Street in the West Loop. L3 Capital is re-skinning an existing three-story commercial building, along with constructing a new three-story addition.

The developer has received approval in 2020 to convert the property from C1-2 Neighborhood Commercial District to DX-5 Downtown Mixed-Use District, thereby allowing the project to proceed. The Chicago Tribune recently reported that electric car maker Rivian is planning a new showroom to occupy the 50,000+ square-foot building.

OKW Architects is behind the redevelopment, with its design comprised of brick cladding along the front of the first two floors, with metal paneling on the floor above. Further elements include bays dividing the facade, terrace space facing west on the third floor, and a glass and metal storefront. A tower-like elevator and stairwell will also protrude from the northeast corner, bringing the final height to 54 feet.

Though no on-site parking will be provided, a variety of public transportation options are available in the area. Nearest transit includes north and southbound stops for Route 8, located a five-minute walk east by the Halsted & Randolph intersection. Other bus availability is comprised of east and westbound stops for Route 20 via a six-minute walk south at Madison & Morgan. Future tenants and visitors will also find nearest CTA L service at Morgan station, within a two-minute walk northwest.

The project also lies along the formerly industrial Randolph corridor, which now includes a plethora of retail and dining, and has seen significant development in recent years.

Norcon Inc. has served as the wrecking contractor for the non-structural demolition of the existing building. Although no new permits have been issued or filed, estimates call for a completion date of the third quarter in 2021.
