Construction permits have been issued for a three-story residential building, located at 4138 S Michigan Avenue in Bronzeville. The owner Janusz Kaczor has planned three total units, as well as a three-story rear open wood porch and a two-stall open concrete parking pad. The new development is set to replace a currently vacant lot.

Ana Wolfe is the project’s architect of record. No drawings or renderings have yet been revealed, though the filing description indicates a frame design.

Nearest buses include east and westbound stops for Route 43, a four-minute walk south. Additionally, Route 39’s southbound service can be found via a four-minute walk north to the 4016 S Michigan stop, while its northbound service is a four-minute walk northeast to Indiana & 41st Street. Lastly, north and southbound stops for Route 29 are located a five-minute walk southwest to State & 42nd Street.

Those wishing to board the CTA L will find nearest access at Indiana station, a six-minute walk northeast. The Red Line can also be found via 47th Ave station, a 19-minute walk southwest.

Residents will find various outdoor spaces in the neighborhood, including Metcalfe Park via a five-minute walk west and Hadiya Pendelton Park via a 10-minute walk southeast.

Best Art Construction, Inc. is the general contractor for the $225,000 project. A full completion timeline is not yet known.

  1. These small residential infill projects don’t get as much fanfare as the larger more flashy projects, but they are vital in stitching together the holes in the fabric of the city. I am excited every time I see an empty lot especially on the south or west sides being developed for a purpose that’s not car-oriented.
